Rental Policies

 

Here is a list of our vacation rental policies, followed by our rental agreement.

• Minimum Stay: Two nights
  
  
• Pricing: Our rates are based on the number of guests and the length of your stay. See our Rates Chart. We also charge a cleaning fee of $75 per stay for the Moosehead Lodge and $25 for each Annex room used. Pet guests are charged an additional cleaning fee of $70 for staying at the Moosehead and $50 for staying at the Annex.
  
  
• Occupancy: We can sleep up to Six guests in bedrooms (Two in the King size Master Bedroom, Two in the Chetco Bedroom Twin size beds, Two in the Rouge River Bedroom Twin size beds), and Two more guests on the Futon sofa bed in the Living Room. An additional Four can sleep in the Recreation Room on Twin mattresses on the floor (these are designed for children with sleeping bags -- however linen is available). We allow up to three pet guests.
  
  Our Annex has two bedrooms with King size beds which can sleep Four people. Additional guests are welcome under the stars in the fenced backyard and adjacent grass field /open Orchard.
  
  
• 
  Payments: We require a 25% non refundable deposit, $300 minimum, payable by VISA or Master Charge when the reservation is made. This deposit goes toward the total rental cost. The balance due is required at check in.
  
  
• Reservation Changes: If for some reason you need to change your reservation dates we will be happy to do so at no charge if the Moosehead Lodge is available.
  
  
• Early Departure: Unfortunately, we can not give refunds for leaving early.
  
  
• Check in: 3 PM or later. Check out: 11 AM. However, early or late check ins and check outs can usually be arranged.
  
  
• Boat and RV Parking: Available adjacent to the Lodge with water and 120 volt 20 amp electric hookup. Unfortunately we cannot provide for waste water disposal.
  
  
• Pets: Yes, we are Pet Friendly! We allow up to three house trained pets and charge additional cleaning fees as listed above. The fee is $20 per night per pet ... but three hamsters in a cage count as one pet. We have a separate rental agreement for pets and provide a fenced backyard and outdoor kennel with bathing facilities.
  
  
• Smoking: We are a non smoking home, but smoking in the backyard is fine.
  
  
• Initial Supplies: An initial supply of soap and paper products are provided to get you started.
  
  
• Fruit Trees: Please feel free to pick as much ripe fruit as you would like from the backyard trees.
  

• Privacy: We will only collect and use personal information for our records. You can rest assured we will protect our guests privacy at all times.
  

 

Rental Agreement

I agree to use Moosehead Lodge located at 99111 Kemlin Place, Brookings, Oregon, a residential home with three bedrooms and its Annex with two bedrooms, for vacation or recreational purposes for the period and cost agreed to.

I agree that if the number of over night guests increases I am responsible for an additional cost of $30 per person per day.

No refunds if we leave early. Pets are allowed under our separate pet rental agreement. No smoking in the home, but smoking outside is allowed.

The Cleaning Fee covers normal usage and cleaning. If property is left in excessively dirty condition, additional cleaning fees may be charged to the Credit Card Account on file.

Any loss or damage to Moosehead Lodge or its Annex is authorized to be charged to the Credit Card account on file. Any damage found should be reported to owner within one hour after check-in.

Guests will not use property for illegal or unlawful purposes. Doing so will terminate agreement without refund and guests will have to vacate property.

Owner shall not be liable to renter, renter's guests, or any other person or entity for any injury, loss, or damage to any person or property on or about the premises.

 

 

Pet Rental Agreement

I agree to the following rules for having my pets stay at the Moosehead Lodge and its Annex and to pay for the additional costs involved.

Up to three house trained pets are allowed to stay in the Moosehead or Annex, but they must not be left unattended at any time in the home or Annex. However, it is fine to leave them on their own outside in the Moosehead fenced backyard or in the side kennel.

Pets are not allowed on the furniture unless it is covered with a Pet Sheet, which are available in the hall linen closet in the Moosehead.

Pets should never be washed inside. Please use the bathing facility in the outdoor side kennel and the Pet Towels provided in the hall linen closet of the Moosehead.

When walking around the neighborhood pets should be kept on a leash.

The Pet Cleaning Fee covers normal usage and cleaning. If the property is left in an excessively dirty condition, additional cleaning fees may be charged to the Credit Card Account on file.

Owners are responsible for any damage caused by their pets and the actual costs of repairs or replacement plus any loss of rental income. Charges will be applied to the Credit Card account on file.

If the number of pets increases from the number given at the time of making a reservation, the owner is responsible for an additional cost of $20 per pet per day.
